Mt Cardrona Station

Home for your adventurous spirit

Right on the doorstep of Cardrona Alpine Resort sits Mt Cardrona Station, a well-crafted, meticulously master-planned community of five neighbourhoods clustered around The Homestead, the Station’s own village precinct complete with restaurants, workspaces and wellness facilities.

What to look out for: The first release was house and land packages, but the remaining four neighbourhoods are of sections where you can design (or perhaps configure?) your dream home.

Gibbston Valley Resort

If Mt Cardrona Station is all about skiing, then Gibbston Valley Resort is all about wine (and golf). With two restaurants, a cellar door, plus a cheesery and deli, Gibbston Valley Resort is sure to attract those with a refined palette.

What to look out for: Empty sections start from $950k in The Reserve, overlooking the Gibbston Valley Golf Course.

Hanley’s Farm

Now fully sold out, Hanley’s Farm is one of the most popular subdivisions in Queenstown Lakes, likely due to its focus on cultivating a family-oriented lifestyle. With an onsite school as well as a park and community garden encouraging residents to get to know each other, it’s touted as a great place to raise a family.

What to look out for: Covenants don’t allow you to build a prefabricated dwelling in Hanley’s Farm, as the developers don’t want transportable cabins plonked on empty sites with no consideration for street appeal. Luckily, Flexi’s Queenstown Build Packages have been designed specifically for subdivisions and built on a MaxRaft slab, ensuring that you get the benefits of streamlined prefabrication while constructing a permanent residence that beds into its environment.

Kawarau Heights

Bathed in all day sunshine, sheltered and offering commanding views – a location like no other

The developer’s website claims that this location is often considered the warmest and sunniest place in Queenstown. Sites in Kawarau Heights range from 400m2 to 2710m2.

What to look out for: Spend your weekend afternoons E-biking around Lake Hayes. Kawarau Heights is home to perhaps the boujiest Night ’n Day in the country, while also boasting Franks Eatery and Bar, as well as its own Southern Cross Medical Centre and Hospital at the subdivision’s entrance.

Suggested Flexi pairing: Family

Koko Ridge

Discover a rare piece of Queenstown.

Located a stone’s-throw from Kawarau Heights in Shotover Country, lots - or homesites as they’re referred to at Koko Ridge - start from 2000m2 and are priced from $1.3M, with 50% already sold. Koko Ridge has views to Coronet Peak, The Remarkables, Cecil Peak and the Crown Range.

What to look out for: The masterplan shows seven of the homesites backing onto Koko Ridge Lake.

Ladies Mile

Although still in the planning phase, Ladies Mile is a revolutionary development project that will reimagine the gateway to Queenstown along State Highway 6 southwest from Lake Hayes. The master planning for this project envelopes the sites that are already for sale at Koko Ridge, as well as Arvida’s Queenstown Country Club, while also unlocking sites to the other side of SH6. The plan has aspirational goals, fostering a sense of community with recreation, schooling, affordable housing, transport infrastructure and employment opportunities.

What to look out for: Keep your eyes peeled for when sections become available!

Longview

With a project already in the works not far from Longview, Flexi is familiar with the bounty of visual treats that Hawea has to offer. The Grandview range to the east glows golden as the sun sets, providing the perfect backdrop for your family home. Get out of the busy centres and build a more mellow, relaxed lifestyle at Lake Hawea.

What to look out for: The covenants for Longview state that you don’t require a garage, so long as you make provision for two off-street car parks.

Suggested Flexi pairing: Starter (with or without garage)

The Preserve @ Northlake

Elevated Living

Northlake has been developed by Winton who are renowned for crafting integrated and fully master-planned communities. In true Winton fashion there is a strong sense of community here, with Northlake Village home to cafes, an early-childhood centre, and local businesses.

What to look out for: Selling now are empty sections at The Preserve, terraced sites cut into the hillside to give you the best of both worlds - all day sun and views of hillside living combined with the convenience of a flat section. Sections appear to start from $850k, are all above 1200m2 and are selling fast.

Suggested Flexi pairing: Family

Peninsula Hill

If you could live anywhere, you would live here.

Located on the Kelvin Peninsula, Peninsula Hill looks back over Queenstown and soaks in the sun. Sections average ~1500m2 and are priced from $1.375M, attracting discerning clientele wanting to secure their slice of paradise.

What to look out for: Only three lots left in the first release, but more on the way.

Suggested Flexi pairing: Family (+ al fresco area)

Shannon Farm

Make your lifestyle your home

Marketed as a rural subdivision, Shannon Farm boasts large lots ranging from 1500m2 up to and above 3000m2. Escape the hustle and bustle of the big centres and live a more laid-back lifestyle with Lake Dunstan and the Pisa Range at your doorstep. Sections in the first two of five neighbourhoods are selling now from the mid 600’s.

What to look out for: The design guidelines stipulate a minimum floor area (including garage) of 200m2.

Suggested Flexi pairing: Lifestyle

Silver Creek

Live the High Life

High on Queenstown Hill, Silver Creek is one of the most elevated residential areas in Queenstown with stunning views over Lake Wakatipu and the Remarkables. The developer’s website claims there is a home and a lifestyle at Silver Creek for everyone.

What to look out for: There are walking and biking trails - along with a tennis court - visible on the master plan, and mentioned on the website is a proposed community hub aptly named Summit Lodge as well as a private helipad…

Suggested Flexi pairing: Family

Wooing Tree Estate

A boutique vineyard subdivision in the heart of wine country and cycle trails.

Live out your vineyard dreams by living on an old vineyard! They’ve even built a Wooing Tree tasting room at the entrance to the subdivision where you’ll be able to sample the region's best wines and find your new favourite pinot noir.

What to look out for: Strict covenants concerning Light Reflectance Values stipulate that your home must be dark colours in keeping with the theme of the subdivision. Luckily, Flexi’s Build Packages have options to suit all subdivision covenants in Central Otago and Queenstown Lakes.

Suggested Flexi pairing: Home + Income

Remarkables View

Land only packages of various sizes on the hillside above Frankton Marina with views, as the name suggests, of the Remarkables. Perhaps the least strict covenants of all the subdivisions. Marketed by multiple real estate agents and listings available online, explore your options today.

What to look out for: Sections appear to start from the mid 600’s and while there are services to site and site access, the sites themselves are a blank canvas waiting for you to build your dream home.

Suggested Flexi pairing: Design & Build (to best address a sloping section)
